It seams that your file is ok but if is created with the RGN tool maybe is not correct sometimes the rgn is not working correctly in saving bin files you may try it

OT to discuss here, but if you're getting the message 'Maps expire in 3 months' when using unlocked charts you may be able to roll-back firmware depending which device you have. Look elsewhere however.
